Holly House Hotel London is ideally situated for Victoria Station and Buckingham Palace. The room was quite small but adequate with a tiny bathroom though the shower was really good. Not ideal for light sleepers as the trains run right behind it and we had to have the window open because it was so hot. I would stay there again as the price is very reasonable and you only get what you pay for. My son and I stayed for two nights and found nothing to complain about, the staff were very helpful and breakfast was as advertised - continental. We had a very enjoyable stay in London

This was a TERRIBLE hotel! My husband and I were put in a room that had just been painted and smelled disgusting. We had to keep the window open to breathe, which opened to the train tracks, so we didn't get any sleep. When we asked to be moved, the receptionist was extremely rude and when we threatened to give them a low rating they responded with "We don't care." Well I am giving them a low rating now, so I hope someone listens to me and cares. Please heed my warning and do NOT stay here!

We are satisfied, Holly House Hotel London is very well situated in London, just near Victoria Station, ideal to visit London. The room was narrow but very clean, the breakfast good and the staff pleasant. We'll come back!

I stayed in the Annex hotel rather than Holly House Hotel London (it is owned by the same people) and found it to be value for money. There was a TV and kettle in the room and there was hot water in the shower

Holly House is a nice cosy hotel tucked near Victoria Coach Station area. It is within walking proximity to Underground with connection to Gatwick Airport, Apollo Victoria Theatre and even Buckingham Palace. Reasonable upgrade to a room with a bathroom done at point of check-in. Very clean and comfortable bed. And a thoughful simple continental breakfast included during the stay

The light in the shower room didnt work and they refised to repair it. The room was very small and the wardrobe was just a small cupboard. The place smelled of toilets. The other shower room was dirty so I didn't shower

The hotel was very good to the price. Small room but with nice beds and a small but functionel bath room. The area was perfect only 200m from Victoria Station. I will use this hotel again next time i'm in London

Not bad for a one night stop off stay, disappointed with breakfast, said it was continental but was only toast and cereals, also disappointed by the bedroom views which overlook 8 major railway lines in and out of Victoria train station, which was less than 100 metres away, they were noisy day and night and very busy. Also this hotel has a chain of hotels next to each other of which we had to go next door for breakfast. Don't think I will book or stay there again or recommend to anyone else

Very little rooms not as clean as I would expected. Incredible mini bathroom (one for six rooms) with the shower in the toilet! Good breakfast

Well, I don't know were to start - it is not a hotel, although it's called that in the ad. It's small and clean, the carpet is strange. The 'breakfast' wasn't continental, it was ridiculous, cornflakes or coco pops, toast with butter and jam, worst coffee and tea ever! The staff were indifferent and no smiles at all. We didn't feel welcome at all. The location is really good, 2 mins from Victoria Station. There is a great pub, 'St.George's' 20m away from the house. But I guess for that price you can't get any better in this location. Next time we'll book a hostel :-)

I found the staff very kind, helpful and welcoming. Breakfast was cereal and toast which was fine. The room was clean and the shower was very good. I think it was very good value for money in a great location and I would stay there again.

Very good location. If you arrive from airport to Victoria Bus Station after midnight when the tube is not running anymore, location of this hotel is perfect for you. Clean and tidy room, but very small shower/toilet in the room. Cornflakes and toast for breakfast, that’s it. But at least it's cheap!

Good basic hotel in a great, convenient location. Clean whilst simple room which you'd expect at the price. Room wasn't ready when it was supposed to be but we were able to leave our luggage and while we went around London.

The single room was really small, but it came with a TV and a refrigerator and a fan. The bed was very comfortable. Also, there was tea & coffee making facilities and a sink, all in the compact room. Every day the room was cleaned and the bed tidied up. Really good value for money. Some of the staff are really friendly.

Perfect location and excellent service. The rooms are tiny but quite clean. It is nice for a few days but I wouldn't spend more than four days or so there, the room was stupidly hot and the bathroom, although quite clean, needed refurbishment. I had a nice experience there. It is very cheap and worth the money.

The room was basically a box, which needed a good lick of paint. The bed was old and broken, and the furniture looked tired! The room was clean and the staff were helpful. You get what you pay for and also the convenience of being in the centre of London!

Very nice. Extremely cosy. I was with my family in the family room. Very convenient. Right smack in central London. We could walk easily to most of the tourist attractions. I could not hear the train's rumble...like other reviews. I enjoyed my stay and would always recommend to people on a tight budget.

Firstly all old reviews for this hotel should be pretty much ignored as the Holly House Hotel has come on leaps and bounds since my previous stay in 2007. As I was there new carpets were being laid throughout. I had a nice peaceful room in their annexe. As mentioned by other reviewers they have five hotels and as I walked past all of them late at night none of them had any vacancies, that will tell you something. I did fill up on their continental breakfast, as much free tea, coffee, OJ and toast as you like with a bowl of Frosties to start. A boiled egg would have been a nice option if it were available. But if you prefer something more substantial for breakfast there are lots of restaurants in Victoria Place which start opening at 6am, just across the road at the station. There is also a Sainsbury's across the road that you can fill up your mini fridge with drinks and snacks. The beds were comfy, the sheets were clean and the room smelt fresh. An ideal base for all your London needs. Ideal as a stopover for a Gatwick run as you can enter Victoria station from the back entrance which will bring you out on platforms 13/14 for Gatwick. Which is exactly what I am going to do in a couple of weeks. The only negative thing about Holly House Hotels are the TV's but these will have to be rectified soon when the analogue signal is switched off. But then who stays in London and wants to stay in and watch TV?

This is indeed one of the worst, if not the worst, properties I have every stayed in. While it may be worthwhile to consider the price tag and close proximity to Victoria tube/rail/coach/bus stations, that is possibly where they end. There was no space available to even turn around properly inside the en-suite (can squeeze 2 person tops). The room is no better with barely little room to place luggage, hang clothing, etc, it is a real pain moving around. Facilities are also poorly maintained. Other than windows facing the rail track (cannot be avoided), cracked and chipped walls, sinks, carpets are rolled and stowed haphazardly in the middle of the staircase well- a potential hazard to anyone. The water kettle has a smell even after boiling the water. Breakfast looks like it was done with an extremely low budget. Napkins are just tear-offs from a kitchen paper roll. Coffee is a powder grain where you have to add in the hot water yourself (compared to most places where it's already french-pressed for you). It's fine that they don't provide the full English, but their continental spread is limited. To their credit, we've encountered some minor redeeming "points" on our visit. The first was the ability to store our luggage before check-in and after check-out. For a property near Victoria, that's pretty important. Also, we were supposed to get a non en-suite bathroom doubles. Originally the reception told us to stay in the en-suite room for the first night and they'll move our stuff to a non en-suite on the next. Eventually they let us have the en-suite room while still charging us for the non en-suite price. Finally, they did provide us with a good map for the London area- which proved to be very useful. I would not recommend anybody to stay in this dump unless there's no other place with availability.

Location perfect for my early bus to Stanstead. Room the smallest I've ever seen!! Window leaky, would not do in winter. Some noise from trains. Clean linen and towels, floor a bit dirty and shared toilet as well. However, did not expect more and all was adequate for price.

Very tiny rooms and bathrooms. Simple breakfast, it can be bit boring after few days. But altogether good price. The location is superb it is very close to Victoria Station (2 min) and there is a good English pub on the corner of the street. There is a nice Hungarian housekeeper girl who was very helpful with us. We would go back but we have not been to other places.

We were put in the Annexe part of the hotel on the top floor in a TINY standard room (only one person could walk round the bed at the same time). It was at the back of the hotel so the train noise from Victoria was VERY loud as you were overlooking the lines. It had a washbasin, TV, small fridge (which came on and off all night) and tea/coffee making facilities. All generally clean although the carpet needed a good vacuuming. Towels and sheets were clean and fresh. Shared shower and toilet area combined, outside on landing. It was the smallest area you could imagine so when you had a shower all round the toilet flooded too! Breakfast was cornflakes or cocoa pops, orange juice, toast with various jams and tea or coffee. Having said all of that it was a reasonable price for such a central location, some people wouldn't like it but as we were going to be out sightseeing all day, all we wanted was a room with a bed for the night, which is just about what we got.

A greatly located hotel near Victoria Station and a short walk from Buckingham Palace. Most of the rooms face away from the train station with only 1 or 2 backing onto the station, but personally if you've gone to London and can't sleep you aren’t having a good enough time! The hotel and rooms were in good condition and were VERY clean. The only slightly minor thing I can comment on is that every floor had a different crazy carpet and wasn’t easy on the eyes. Also worthy of mention are the toilets and showering facilities. In certain parts of the hotel these are shared facilities and are intriguing on first use, but are clean and do the job. You do get what you pay for but I was more than happy.

Conveniently located near Victoria Station. Efficient check-in. Pod-like room. Generally quiet except for the occasional rumbling of a passing train. Bedding appeared freshly changed but the cover was stained, which was a bit off-putting. Breakfast was minimal but sufficient for a start.

Our triple room and adjoining bathroom were very small, but clean and the beds were good. Old furniture. Clean towels every day. Very central location, close to Terravision coach stop and Victoria underground. Friendly staff. OK value for money.

For a budget hotel it was what I expected and the location was perfect very easy to see London from here.The rooms were small but tidy linen clean and breakfast better than I had expected.

Very Noisy! Trains passing by bedroom window every 30 minutes, including during the night. No hot water in shower and in room, only cold. NOT clean. Ants crawling over the place. Breakfast room way too small. Even if it's a budget hotel, there must be some standards for basic needs.

Neat place. More than enough if you just plan to roam around the whole day and just go to the room to crash. The washrooms are clean and the breakfast though very basic is adequate. If you are an Indian, you get to listen to Hindi music while having breakfast as well. Overall - Good experience.

I used this website looking for a cheap hotel option for 2 nights in London. Holly House Hotel was listed as a 3-star, has reasonably positive reviews and is within 5 minutes walk of Victoria Train station. The title of Bed & Breakfast is more honest than that of hotel and 3 stars is a bit overly generous. The room was clean and had a private bathroom, although it was ridiculously small and poorly equipped. A TV and fridge were provided in the room as advertised. A continental breakfast was included in the price; only cornflakes, toast, tea/coffee and orange juice were provided in a tiny breakfast room located in the basement. If you are looking for a relatively cheap night's stay with the absolute minimum of facilities; this is fine. If you are looking for basic comfort, pay the extra and go elsewhere.

The rooms are small, the furniture is old, and floor could be cleaner. Anyway, for this price it was definitely a good deal. I think you cannot stay any cheaper in Central London.

Very nice indeed. Such a good price for central London and such lovely people..very accomodating. I will always try to stay there although it seems they get fully booked so in future i will have to book the Holly House earlier. An indication of how popular they are.

Very basic accommodation, if you just need a bed for the night, it’s ok, any longer would advise shopping around. Everything needed was there and was clean, but nearly everything could do with a little more care and attention. En-suite was a box and difficult and dangerous to use, window was jammed open, which meant it was noisy. Breakfast was ok, but good cafe round the corner, if you desire something more. Good location, very central!!! Probably won’t stay again!

I took my boyfriend here for his birthday to stay overnight in London so that we could go travelling around London for a couple of days. It was okay for the price I paid but wasn’t the cleanest room. I would recommend it if you are travelling around London because it is easy to get to the Victoria underground and from there you can go anywhere.

The rooms were very small but all we needed was a place to sleep and that was there. My daughters found their room to be quite cold and mine was stifling. We were only there for one night on layover from Heathrow. Overall, we were satisfied. The location was central and so very convenient. We heard the trains passing close by but enjoyed that sound. The lower rating is due to the heat not working right.

I thought it was brill - exactly what I needed. I booked a single room and I got a room containing a very comfortable single bed, opening window, sink, TV, kettle, fridge, coat hooks, continental breakfast, clean towel every day, bar of soap and very friendly service. The toilet and shower were on the floor below me and it was a good, easy to use shower. There was no wardrobe - but I could hang my clothes up. The bed was tiny but I'm only 5ft 2inch tall. The window opened but as I backed onto Victoria station it was noisy but I live on a main road so the noise didn't bother me. The room could have done with a lick of paint but it was clean and tidy and I just needed somewhere to sleep. All in all I got 3 really good nights kip in a room 2 mins from Victoria station for 25 a night. I'd definitely go again.

What you see is what you get. The rooms were very basic and would be more accurately described as hostel accommodation rather than hotel. The central location more than compensated for this however, being very handy for most tourist spots. The room, bedding and towels were clean and the staff were extremely courteous, friendly and anxious to please. The shower is located in a small room/cupboard together with the toilet and blocked during each use. As the water then flooded around the toilet it was more hygienic not to use the shower at all! The abundance of air fresheners EVERYWHERE made one suspicious of what was being hidden. In our small room there were a total of 13! We also spotted a further six in the breakfast room and more in the entrance. It became a game of "Spot the Air Freshener" It should be mentioned that rooms are not necessarily in the Holly House Hotel - ours was located down the road in another building. I would sum up our stay by saying that if the showers and toilet are improved it would be an ideal place to stay for the traveller on a small budget.

I'm sorry but I would strongly urge people never to use this hotel, my experience here was terrible. On entering the hotel reception I gave the required information to the receptionist. I was asked for a home address and told the receptionist that I was homeless although I didn't explain that it was due to the fact that I'd left my home in Ireland to start a new job in London. I was taken to another hotel down the street, down into the basement to a room where I couldn't even stand up straight, it was the old coal store. The room was dirty and smelled of gas. I left the next day and didn't stay the second night although I'd already paid for it. Stay away, spend a few more pound and sleep easy.

Pros: Nice location near Victoria station. Safe place. Clean sheets and towels every day. Really hot room. The noise of trains is not so disturbing. Cons: One of beds is shaking due to lack of nails. Too many stairs and too narrow. Lack of hot milk. In general, it is a place that worth the price you pay. I recommend it!

Of course, the Holly House is not a 5 star Hotel, but the price performance ratio is good. I had a small, clean room with a hand-basin, the breakfast was basic but nobody will die of hunger. I am sure that I will stay there again!

Great price, very close to Victoria station. Helpful staff, asked to change my room, this was done immediately with no fuss. Noisy, can hear all the trains, can hear people walking up and down the stairs and going into their rooms. Breakfast was toast and cereal every morning (double dose of carbs) no protein or fruit. Rooms were cold (in winter). Old and dilapidated miniature rooms.

Friendly reception, gave me wrong room (had to share tiny bathroom). Too tired to explain, slight language problems, but room had everything I wanted. Breakfast was basic but adequate (cereals, toast, juice and tea/coffee).

Good service, every day new towels and cups. Very small, old rooms but clean. In your room, you have a television, radiator, refrigerator and everything to make a nice cup of tea or coffee. You share toilet and shower with 2 other rooms. Every 30 seconds you hear a train from the Victoria station, even at night, so your room will be noisy. You also hear noises from the other room next to you. In the centre of London. Breakfast 7-9 am.

Really clean hotel for such cheap rooms and shower! Good choice for cheapest bed, the only weakness - noise from nearby running trains :) Breakfast might be better, but also as tiny rooms for such low cost it doesn't matter in general.

The staff were very friendly. The room was very basic but had everything needed. I booked a single room which was very small & decor was dated but clean with bed, TV, tea & coffee making facilities, wardrobe, sink. The room was very warm which was good as it was very cold outside. Toilet & shower facilities were just down the stairs on every floor. Breakfast consists of cornflakes, orange juice, toast & jam & tea or coffee. Overall the value can’t be beaten for such a central location right by Victoria Station. Ideal for a basic place to rest your head during a stay in London. Would book & stay again.

Very suitably located accommodation, lying in an orderly area and being quite close to Buckingham Palace. The hotel is kept very clean and breakfast is served generously. The negative point concerns the small size of the rooms and the miniature bathrooms.

Convenient location, but the room was over the train platform, was very noisy and going to the toilet meant that you had to be careful not to fall into the shower. Also, you could not sit on the toilet if you closed the door!

Handy for Gatwick Express, otherwise not that great for a long stay. Hosts are friendly and helpful. Very small en-suite bathroom - really a converted cupboard and not very clean.

The room was small, but had everything in that was advertised, a small fridge, TV, twin beds and furniture. The sharing bathroom I think could have been better but considering the cost - it was well worth the money. Breakfast was also included- would suggest it to people who want a place to stay for a night or two.

The hostel is ok, clean and conveniently located, quite in the center of the city, you could get to any attraction by bus in just a few minutes. The only bad thing was that the room was too small, but this was not too important since the only thing we had to do in was to sleep there. The breakfast was ok too and the staff very very helpuful! I would choose this hostel again!

I spent 2 nights at Holly House with my mum. We received not a very nice room first, but I ask in reception if there is a chance to exchange the room, and there was no problem for that. Holly House have five buildings, which looks alright, so I supposed it was just that one room;) Others were tiny, but clean and comfortable. Breakfast was every day the same, cornflakes, toasts. People rather not talkative, but nice. Generally we enjoyed our stay very much.

Family of 4 (2 children, 11 and 12) I could not believe the state of the rooms we were offered. First we were offered a room in an attic and we asked to be moved. We were moved to another room where the bunk bed was not safe. We decided that we would find alternative accommodation and found a Comfort Inn nearby, we had to pay 140 a night. I understand budget but this was below budget and not acceptable as any standard.

I was fortunate that, although this hotel normally has shared bathroom facilities, I was put in a room that had its own en-suite shower/toilet. I didn't have to pay extra for this. It seemed, overall, to be a good budget hotel very centrally located.

It's a good hotel. You pay for what you get so the price/quality is good because I didn't expect more than a place to sleep. It is also fine that the hotel is on a 5 min. walk from Victoria station and from there you can get anywhere in London.

The good sides of it: The location was good, the price was cheap, the hotel was peaceful, the room was warm and breakfast was included. Some downsides: The condition of the building was very poor; no renovation work done since WW1?? I think one wall at the hallway collapsed during our stay! The room was really small: definitely not suitable for large people. Breakfast was really basic but better than nothing, I guess. The staff didn't communicate much. All in all: Would recommend it if you can get it for a good price. Just don't expect too much and be sure to take some humour with you!

The Holly House Hotel needs a lot of improvement with the bathroom facilities. We were in the Annex Hotel (within the same chain of hotels) on the top floor, where the shower and toilet were too small, and to step over the shower to go to the toilet after someone had had a shower was unpleasant. Also the shower on the top floor had no hot water, so we had to shower on the middle floor instead, which in turn means this one shower was shared with most of the hotel. Rooms are very small but that is ok, however I think that they need a good clean. They are very dusty and a little sticky in some places. We didn't have any problems with security and I used my own sleeping bag and towel, but the good thing about the hotel was its location. It was great to be so close to the train and coach station, which meant for easy arrival and departure. The breakfast wasn't much use either.

The only thing I liked about this place was the location - close to Victoria coach and train stations. The rooms were tiny, the showers needed cleaning, and the shower doors were rotting wood. If I were coming straight from Heathrow having arrived in London for the first time I would get right back on the plane and go home.

A novelty - a cheap hotel on the edge of Belgravia. For the money paid we got what was expected. In the morning, the breakfast was served quickly & politely. Our only complaints would be the size of the shared shower/toilets & the sound of trains, we were at the back of the hotel. Very handy for the tube & other means of transport around the capitol. You may book into the Holly House, but the whole block is owned by the same compan so you may find yourself in another building , don't let it worry you.

Hard to give a rating because you get what you pay for. It's cheap, adequate and ideal for somewhere to flop after a long day in London. Staff very friendly and helpful. Not very soundproof but I expected that and took earplugs!

I booked a triple room. It was very dirty except the bed sheets. The toilet/bathroom was terribly small, backward and inconvenient. It was right next to the train. It was very noisy even during mid-night. The room I had was a double-deck beds and a single bed. The distance between the 2 beds of the double-deck was so short that I simply couldn't sit on the lower one and I always hit my heads. I would never hire this service again and I would never recommend my friends to go there. Honestly, I didn't mind it was small or even near the train station as it could be the cases of b/b in Victoria. However, it was really bad that it's so bad equipped and dirty. It's just not justifying for what we had paid for.

We expected basic and that is what we got. The room was cramped but sufficient as we were spending two days out and about. The bed sheets were clean and fresh, and the beds comfortable. The shower was hot and powerful. Breakfast was basic but sufficient.

This hotel is perfect for individuals who are solely looking for somewhere to lay their heads at night. Close to all major tourist attractions, tube & bus stations this hotel offers cheap affordable accommodation for those travellers on a budget.
Although the rooms were small and in need of some much needed renovation, our stay was enjoyable but noisy as Victoria station is located to the back of the hotel and trains can be heard in the early hours of the morning.
Breakfast was fine, served between 7-9am, although the breakfast rooms were small, but the efficiency of the serving staff made up for this.
The only major criticism we had of this hotel was the bathroom. We booked a triple room with a private bathroom, which we found to be extremely small and foul smelling. Since we were moved in the second night of our stay I can also say that this problem was not isolated to our room alone as the second room we had at the far side of the hotel also had this smell.

Excellent value for money - good location to hop onto the tube at Victoria Station (tip: don't try this with too much baggage but rather find a wheelchair friendly station and take a bus to Vic St). If all you need is a safe place to rest your head while you're out and about during the day, this is it - you can't go wrong! The breakfast is an absolute bonus. We will definitely book Holly House Hotel again.

Staff were not friendly or efficient! I suppose you got what you paid for, the room was ok and the location excellent for Victoria but basically the place is very tired. I would rather watch Man City than stay there again

I booked for 3 nights in a single basic (not ensuite) room. When I got to my room it was a double room so was well impressed. The hotel is basic and clean the white sheets on the bed was bright white and crisp. Holly House Hotel backs onto the main railway line so can be noisey but you dont take much notice after a while. Great location as only 5 min walk from train and coach station. You will book for Holly House Hotel but may end up in one of the other 6 virtually identical hotels they own in the street. Great value, so I'll be booking again soon.
