I used this website looking for a cheap hotel option for 2 nights in London. Holly House Hotel was listed as a 3-star, has reasonably positive reviews and is within 5 minutes walk of Victoria Train station. The title of Bed & Breakfast is more honest than that of hotel and 3 stars is a bit overly generous. The room was clean and had a private bathroom, although it was ridiculously small and poorly equipped. A TV and fridge were provided in the room as advertised. A continental breakfast was included in the price; only cornflakes, toast, tea/coffee and orange juice were provided in a tiny breakfast room located in the basement. If you are looking for a relatively cheap night's stay with the absolute minimum of facilities; this is fine. If you are looking for basic comfort, pay the extra and go elsewhere.

The rooms are small, the furniture is old, and floor could be cleaner. Anyway, for this price it was definitely a good deal. I think you cannot stay any cheaper in Central London.

Very nice indeed. Such a good price for central London and such lovely people..very accomodating. I will always try to stay there although it seems they get fully booked so in future i will have to book the Holly House earlier. An indication of how popular they are.

Very basic accommodation, if you just need a bed for the night, it’s ok, any longer would advise shopping around. Everything needed was there and was clean, but nearly everything could do with a little more care and attention. En-suite was a box and difficult and dangerous to use, window was jammed open, which meant it was noisy. Breakfast was ok, but good cafe round the corner, if you desire something more. Good location, very central!!! Probably won’t stay again!

The hotel is very well located. However, they could improve the accommodations by fixing both "not functioning electrical connectors and toilet leakage".

I took my boyfriend here for his birthday to stay overnight in London so that we could go travelling around London for a couple of days. It was okay for the price I paid but wasn’t the cleanest room. I would recommend it if you are travelling around London because it is easy to get to the Victoria underground and from there you can go anywhere.

The rooms were very small but all we needed was a place to sleep and that was there. My daughters found their room to be quite cold and mine was stifling. We were only there for one night on layover from Heathrow. Overall, we were satisfied. The location was central and so very convenient. We heard the trains passing close by but enjoyed that sound. The lower rating is due to the heat not working right.

I thought it was brill - exactly what I needed. I booked a single room and I got a room containing a very comfortable single bed, opening window, sink, TV, kettle, fridge, coat hooks, continental breakfast, clean towel every day, bar of soap and very friendly service. The toilet and shower were on the floor below me and it was a good, easy to use shower. There was no wardrobe - but I could hang my clothes up. The bed was tiny but I'm only 5ft 2inch tall. The window opened but as I backed onto Victoria station it was noisy but I live on a main road so the noise didn't bother me. The room could have done with a lick of paint but it was clean and tidy and I just needed somewhere to sleep. All in all I got 3 really good nights kip in a room 2 mins from Victoria station for 25 a night. I'd definitely go again.

What you see is what you get. The rooms were very basic and would be more accurately described as hostel accommodation rather than hotel. The central location more than compensated for this however, being very handy for most tourist spots. The room, bedding and towels were clean and the staff were extremely courteous, friendly and anxious to please. The shower is located in a small room/cupboard together with the toilet and blocked during each use. As the water then flooded around the toilet it was more hygienic not to use the shower at all! The abundance of air fresheners EVERYWHERE made one suspicious of what was being hidden. In our small room there were a total of 13! We also spotted a further six in the breakfast room and more in the entrance. It became a game of "Spot the Air Freshener" It should be mentioned that rooms are not necessarily in the Holly House Hotel - ours was located down the road in another building. I would sum up our stay by saying that if the showers and toilet are improved it would be an ideal place to stay for the traveller on a small budget.

I'm sorry but I would strongly urge people never to use this hotel, my experience here was terrible. On entering the hotel reception I gave the required information to the receptionist. I was asked for a home address and told the receptionist that I was homeless although I didn't explain that it was due to the fact that I'd left my home in Ireland to start a new job in London. I was taken to another hotel down the street, down into the basement to a room where I couldn't even stand up straight, it was the old coal store. The room was dirty and smelled of gas. I left the next day and didn't stay the second night although I'd already paid for it. Stay away, spend a few more pound and sleep easy.

Pros: Nice location near Victoria station. Safe place. Clean sheets and towels every day. Really hot room. The noise of trains is not so disturbing. Cons: One of beds is shaking due to lack of nails. Too many stairs and too narrow. Lack of hot milk. In general, it is a place that worth the price you pay. I recommend it!

Of course, the Holly House is not a 5 star Hotel, but the price performance ratio is good. I had a small, clean room with a hand-basin, the breakfast was basic but nobody will die of hunger. I am sure that I will stay there again!

Great price, very close to Victoria station. Helpful staff, asked to change my room, this was done immediately with no fuss. Noisy, can hear all the trains, can hear people walking up and down the stairs and going into their rooms. Breakfast was toast and cereal every morning (double dose of carbs) no protein or fruit. Rooms were cold (in winter). Old and dilapidated miniature rooms.

Friendly reception, gave me wrong room (had to share tiny bathroom). Too tired to explain, slight language problems, but room had everything I wanted. Breakfast was basic but adequate (cereals, toast, juice and tea/coffee).

Good service, every day new towels and cups. Very small, old rooms but clean. In your room, you have a television, radiator, refrigerator and everything to make a nice cup of tea or coffee. You share toilet and shower with 2 other rooms. Every 30 seconds you hear a train from the Victoria station, even at night, so your room will be noisy. You also hear noises from the other room next to you. In the centre of London. Breakfast 7-9 am.

Really clean hotel for such cheap rooms and shower! Good choice for cheapest bed, the only weakness - noise from nearby running trains :) Breakfast might be better, but also as tiny rooms for such low cost it doesn't matter in general.

The staff were very friendly. The room was very basic but had everything needed. I booked a single room which was very small & decor was dated but clean with bed, TV, tea & coffee making facilities, wardrobe, sink. The room was very warm which was good as it was very cold outside. Toilet & shower facilities were just down the stairs on every floor. Breakfast consists of cornflakes, orange juice, toast & jam & tea or coffee. Overall the value can’t be beaten for such a central location right by Victoria Station. Ideal for a basic place to rest your head during a stay in London. Would book & stay again.

The room was small, but had everything in that was advertised, a small fridge, TV, twin beds and furniture. The sharing bathroom I think could have been better but considering the cost - it was well worth the money. Breakfast was also included- would suggest it to people who want a place to stay for a night or two.

The hostel is ok, clean and conveniently located, quite in the center of the city, you could get to any attraction by bus in just a few minutes. The only bad thing was that the room was too small, but this was not too important since the only thing we had to do in was to sleep there. The breakfast was ok too and the staff very very helpuful! I would choose this hostel again!

I spent 2 nights at Holly House with my mum. We received not a very nice room first, but I ask in reception if there is a chance to exchange the room, and there was no problem for that. Holly House have five buildings, which looks alright, so I supposed it was just that one room;) Others were tiny, but clean and comfortable. Breakfast was every day the same, cornflakes, toasts. People rather not talkative, but nice. Generally we enjoyed our stay very much.

Family of 4 (2 children, 11 and 12) I could not believe the state of the rooms we were offered. First we were offered a room in an attic and we asked to be moved. We were moved to another room where the bunk bed was not safe. We decided that we would find alternative accommodation and found a Comfort Inn nearby, we had to pay 140 a night. I understand budget but this was below budget and not acceptable as any standard.

I was fortunate that, although this hotel normally has shared bathroom facilities, I was put in a room that had its own en-suite shower/toilet. I didn't have to pay extra for this. It seemed, overall, to be a good budget hotel very centrally located.

It's a good hotel. You pay for what you get so the price/quality is good because I didn't expect more than a place to sleep. It is also fine that the hotel is on a 5 min. walk from Victoria station and from there you can get anywhere in London.

The good sides of it: The location was good, the price was cheap, the hotel was peaceful, the room was warm and breakfast was included. Some downsides: The condition of the building was very poor; no renovation work done since WW1?? I think one wall at the hallway collapsed during our stay! The room was really small: definitely not suitable for large people. Breakfast was really basic but better than nothing, I guess. The staff didn't communicate much. All in all: Would recommend it if you can get it for a good price. Just don't expect too much and be sure to take some humour with you!

The Holly House Hotel needs a lot of improvement with the bathroom facilities. We were in the Annex Hotel (within the same chain of hotels) on the top floor, where the shower and toilet were too small, and to step over the shower to go to the toilet after someone had had a shower was unpleasant. Also the shower on the top floor had no hot water, so we had to shower on the middle floor instead, which in turn means this one shower was shared with most of the hotel. Rooms are very small but that is ok, however I think that they need a good clean. They are very dusty and a little sticky in some places. We didn't have any problems with security and I used my own sleeping bag and towel, but the good thing about the hotel was its location. It was great to be so close to the train and coach station, which meant for easy arrival and departure. The breakfast wasn't much use either.

The only thing I liked about this place was the location - close to Victoria coach and train stations. The rooms were tiny, the showers needed cleaning, and the shower doors were rotting wood. If I were coming straight from Heathrow having arrived in London for the first time I would get right back on the plane and go home.

A novelty - a cheap hotel on the edge of Belgravia. For the money paid we got what was expected. In the morning, the breakfast was served quickly & politely. Our only complaints would be the size of the shared shower/toilets & the sound of trains, we were at the back of the hotel. Very handy for the tube & other means of transport around the capitol. You may book into the Holly House, but the whole block is owned by the same compan so you may find yourself in another building , don't let it worry you.

Hard to give a rating because you get what you pay for. It's cheap, adequate and ideal for somewhere to flop after a long day in London. Staff very friendly and helpful. Not very soundproof but I expected that and took earplugs!

I booked a triple room. It was very dirty except the bed sheets. The toilet/bathroom was terribly small, backward and inconvenient. It was right next to the train. It was very noisy even during mid-night. The room I had was a double-deck beds and a single bed. The distance between the 2 beds of the double-deck was so short that I simply couldn't sit on the lower one and I always hit my heads. I would never hire this service again and I would never recommend my friends to go there. Honestly, I didn't mind it was small or even near the train station as it could be the cases of b/b in Victoria. However, it was really bad that it's so bad equipped and dirty. It's just not justifying for what we had paid for.

We expected basic and that is what we got. The room was cramped but sufficient as we were spending two days out and about. The bed sheets were clean and fresh, and the beds comfortable. The shower was hot and powerful. Breakfast was basic but sufficient.

This hotel is perfect for individuals who are solely looking for somewhere to lay their heads at night. Close to all major tourist attractions, tube & bus stations this hotel offers cheap affordable accommodation for those travellers on a budget. Although the rooms were small and in need of some much needed renovation, our stay was enjoyable but noisy as Victoria station is located to the back of the hotel and trains can be heard in the early hours of the morning. Breakfast was fine, served between 7-9am, although the breakfast rooms were small, but the efficiency of the serving staff made up for this. The only major criticism we had of this hotel was the bathroom. We booked a triple room with a private bathroom, which we found to be extremely small and foul smelling. Since we were moved in the second night of our stay I can also say that this problem was not isolated to our room alone as the second room we had at the far side of the hotel also had this smell.

Excellent value for money - good location to hop onto the tube at Victoria Station (tip: don't try this with too much baggage but rather find a wheelchair friendly station and take a bus to Vic St). If all you need is a safe place to rest your head while you're out and about during the day, this is it - you can't go wrong! The breakfast is an absolute bonus. We will definitely book Holly House Hotel again.

I booked for 3 nights in a single basic (not ensuite) room. When I got to my room it was a double room so was well impressed. The hotel is basic and clean the white sheets on the bed was bright white and crisp. Holly House Hotel backs onto the main railway line so can be noisey but you dont take much notice after a while. Great location as only 5 min walk from train and coach station. You will book for Holly House Hotel but may end up in one of the other 6 virtually identical hotels they own in the street. Great value, so I'll be booking again soon.
