Plain and simple place, but clean. Staff polite. Good value for the money. Would stay there again. They seem to own several other hotels in the same long terrace of houses and what we stayed in was called Alexandra House, not Holly House.

Great location near Victoria station especially if you arrive really late. Stayed there for a week and they gave us a room with attached bath (tiny though) even though we booked a room with shared facilities. Only downside was it was next to the reception and it may disturb your sleep once in a while when they open/close the door at night.

Would not reccommend this hotel to family or friends. Didn't expect the Ritz but been on many budget holidays and this was rated the lowest. Room was in need of a paint. Absolutely tiny for 2 persons (twin room). En suite bathroom - tight to turn around. Noisy with trains passing by which we accepted as it was next to train line. Good point was that the staff were friendly.

Holly House is a no frills establishment. The rooms are rather small but are clean with cotton sheets and towels. If you only want overnight accommodation, excellent value for London

I stayed here last year also. It is a central location and very close to Victoria Station which is great. The rooms, though basic were very clean and comfortable. The food was good and all staff were very friendly. The fan in the bathroom didn't work so it smelt a bit but as we only used the room to sleep in I didn't feel the need to complian. On arrival and on leaving, I felt the staff were pleasant and accommodating. There is a place to leave luggage which was great as we had a late flight. Would definitely have no hesitation in staying here again. Very good value for money in an excellent location.

My mum and I chose this hotel because we needed somewhere cheap to stay for the night as I was receiving an award at St. James's Palace the following morning. We are usually used to 3+ star hotels so we were a bit dubious as to what this would be like as it is actually classed as a 1 star. Firstly the location is excellent! We didn’t realise it would actually be so close to Victoria station, it is LITERALLY down the road. Being central was great because we did not have to pay for the tube and were easily able to walk to Leicester square and of course the palace. Secondly, the room was fine. A bit cramped and the railway line was right outside our window but it really was not a problem. The shower was great! Although the bathroom was really tiny the shower was so powerful. It was not noisy or smelly and the TV worked and we had tea and coffee, although there were no spoons! The breakfast was O.K nothing fancy but is what you pay for, we paid £60 in total. They lend you a hair dryer if you need one you just have to ask so don't bother bringing one. We would both definitely come back to stay here because the location is excellent, the room was clean and the breakfast filled us up!

Very pleasant, quiet location. Easy to find. Efficient service. We had booked for 2 nights and there was a maintenance problem and so we couldn't stay there the first night; they had booked us into another hotel just down the street, for the same price. Very helpful! Would stay again, and recommend to others.

Basic hotel but very clean, and comfortable. I booked a room with a shared bathroom, but in-fact my room had a tiny en-suite, so I didn't need to share a bathroom with anyone! There is no lift in the hotel, but the guy at the desk brought my suitcase up to my room, so this wasn't a problem. Breakfast was good and the staff were efficient. The only problem was that the heating in the hotel was set very high - even with my radiator off and the window open all night, it was very hot! Good value for money, and a super-convenient location - right beside Victoria station.

Nice hotel close to Victoria station. I was given a room with a private bathroom, and my reservation was only for a shared bathroom. This is not my first time in the hotel and I must say that I am very satisfied

Quite a basic and old-fashioned hotel, but rooms were clean and quite quiet, considering the location (overlooking the rail tracks). Staff were efficient, and breakfast was good. Lots of stairs to walk up - if you had a heavy suitcase this could be a problem as there is no lift. Overall, very good value for the central London location

This hotel is in a perfect location, just around the corner from Victoria train, tube and bus station. We were a group of 10 and booked one quad room, 4 singles and a double all with private shower/toilet. All the rooms were comfortable but very small. The shower/toilet is the size of a built in wardrobe and there is just enough room for one person. There was a very small cupboard for hanging clothes and a small fridge, kettle and tv. Tea, coffee, sugar and dried milk were also available in the room. Perfect if you're just looking for somewhere to sleep. Breakfast was decent, juice, cereal, toast, tea and coffee. The reception staff are friendly but the breakfast staff need to smile more. The heating is on too high so pack light PJ's. We would definitely go back. Good value for money

For a 2 star Bed and Breakfast, this is the best I have seen. Cracking location next to Victoria Train Station. I had a late check-in and early check-out which they accomodated around. My room even up ended being a basic but functional en-suite and a double bed. Thank you soooo much to the hotel. The breakfast included too was a great start to the day! Highly recommended.

Rooms are very tiny and breakfast is basic but Holly House is a perfect solution if you are looking for a budget hotel for a short stay. We can recommend it.

My stay was very short - an overnight transit and I had to leave before breakfast! - but I thought the room was fine for the money - very handy to Victoria station - and the reception desk was very helpful. I'd stay there again

Small, but very clean and maintained rooms with comfortable beds, TV and refrigerator. The hotel is comfortable. Breakfast is very good and includes many drinks. Polite staff. The location is very strategic for tourism in London
