The room was basically a box, which needed a good lick of paint. The bed was old and broken, and the furniture looked tired! The room was clean and the staff were helpful. You get what you pay for and also the convenience of being in the centre of London!

Very small room with small wardrobe space. Bedding was clean but room needed dusting in places.

Very nice. Extremely cosy. I was with my family in the family room. Very convenient. Right smack in central London. We could walk easily to most of the tourist attractions. I could not hear the train's rumble...like other reviews. I enjoyed my stay and would always recommend to people on a tight budget.

Firstly all old reviews for this hotel should be pretty much ignored as the Holly House Hotel has come on leaps and bounds since my previous stay in 2007. As I was there new carpets were being laid throughout. I had a nice peaceful room in their annexe. As mentioned by other reviewers they have five hotels and as I walked past all of them late at night none of them had any vacancies, that will tell you something. I did fill up on their continental breakfast, as much free tea, coffee, OJ and toast as you like with a bowl of Frosties to start. A boiled egg would have been a nice option if it were available. But if you prefer something more substantial for breakfast there are lots of restaurants in Victoria Place which start opening at 6am, just across the road at the station. There is also a Sainsbury's across the road that you can fill up your mini fridge with drinks and snacks. The beds were comfy, the sheets were clean and the room smelt fresh. An ideal base for all your London needs. Ideal as a stopover for a Gatwick run as you can enter Victoria station from the back entrance which will bring you out on platforms 13/14 for Gatwick. Which is exactly what I am going to do in a couple of weeks. The only negative thing about Holly House Hotels are the TV's but these will have to be rectified soon when the analogue signal is switched off. But then who stays in London and wants to stay in and watch TV?

This is indeed one of the worst, if not the worst, properties I have every stayed in. While it may be worthwhile to consider the price tag and close proximity to Victoria tube/rail/coach/bus stations, that is possibly where they end. There was no space available to even turn around properly inside the en-suite (can squeeze 2 person tops). The room is no better with barely little room to place luggage, hang clothing, etc, it is a real pain moving around. Facilities are also poorly maintained. Other than windows facing the rail track (cannot be avoided), cracked and chipped walls, sinks, carpets are rolled and stowed haphazardly in the middle of the staircase well- a potential hazard to anyone. The water kettle has a smell even after boiling the water. Breakfast looks like it was done with an extremely low budget. Napkins are just tear-offs from a kitchen paper roll. Coffee is a powder grain where you have to add in the hot water yourself (compared to most places where it's already french-pressed for you). It's fine that they don't provide the full English, but their continental spread is limited. To their credit, we've encountered some minor redeeming "points" on our visit. The first was the ability to store our luggage before check-in and after check-out. For a property near Victoria, that's pretty important. Also, we were supposed to get a non en-suite bathroom doubles. Originally the reception told us to stay in the en-suite room for the first night and they'll move our stuff to a non en-suite on the next. Eventually they let us have the en-suite room while still charging us for the non en-suite price. Finally, they did provide us with a good map for the London area- which proved to be very useful. I would not recommend anybody to stay in this dump unless there's no other place with availability.

Very recommendable for a short, week-end stay, or so.. Very good central location, fairly clean, rather limited room space, but you definitely get what you pay for plus you get a very professional approach and good customer service!!

Location perfect for my early bus to Stanstead. Room the smallest I've ever seen!! Window leaky, would not do in winter. Some noise from trains. Clean linen and towels, floor a bit dirty and shared toilet as well. However, did not expect more and all was adequate for price.

Very tiny rooms and bathrooms. Simple breakfast, it can be bit boring after few days. But altogether good price. The location is superb it is very close to Victoria Station (2 min) and there is a good English pub on the corner of the street. There is a nice Hungarian housekeeper girl who was very helpful with us. We would go back but we have not been to other places.

We were put in the Annexe part of the hotel on the top floor in a TINY standard room (only one person could walk round the bed at the same time). It was at the back of the hotel so the train noise from Victoria was VERY loud as you were overlooking the lines. It had a washbasin, TV, small fridge (which came on and off all night) and tea/coffee making facilities. All generally clean although the carpet needed a good vacuuming. Towels and sheets were clean and fresh. Shared shower and toilet area combined, outside on landing. It was the smallest area you could imagine so when you had a shower all round the toilet flooded too! Breakfast was cornflakes or cocoa pops, orange juice, toast with various jams and tea or coffee. Having said all of that it was a reasonable price for such a central location, some people wouldn't like it but as we were going to be out sightseeing all day, all we wanted was a room with a bed for the night, which is just about what we got.

A greatly located hotel near Victoria Station and a short walk from Buckingham Palace. Most of the rooms face away from the train station with only 1 or 2 backing onto the station, but personally if you've gone to London and can't sleep you aren’t having a good enough time! The hotel and rooms were in good condition and were VERY clean. The only slightly minor thing I can comment on is that every floor had a different crazy carpet and wasn’t easy on the eyes. Also worthy of mention are the toilets and showering facilities. In certain parts of the hotel these are shared facilities and are intriguing on first use, but are clean and do the job. You do get what you pay for but I was more than happy.

Cant fault the location. Shower was absolutely freezing cold, but overall, for London, acceptable value.

Conveniently located near Victoria Station. Efficient check-in. Pod-like room. Generally quiet except for the occasional rumbling of a passing train. Bedding appeared freshly changed but the cover was stained, which was a bit off-putting. Breakfast was minimal but sufficient for a start.

Our triple room and adjoining bathroom were very small, but clean and the beds were good. Old furniture. Clean towels every day. Very central location, close to Terravision coach stop and Victoria underground. Friendly staff. OK value for money.

For a budget hotel it was what I expected and the location was perfect very easy to see London from here.The rooms were small but tidy linen clean and breakfast better than I had expected.

Our stay in the Holly House Hotel was very pleasant indeed and I would recommend the hotel to anyone looking for a decent budget accommodation while visiting London.

Very Noisy! Trains passing by bedroom window every 30 minutes, including during the night. No hot water in shower and in room, only cold. NOT clean. Ants crawling over the place. Breakfast room way too small. Even if it's a budget hotel, there must be some standards for basic needs.
