Very clean and comfortable rooms. Due to the hot weather rooms very stuffy could do with fans in rooms. Staff always polite and helpful. Will use again

We had a front bedroom which was extremely noisy due to heavy traffic. Shutting the windows helped but the heat in the room was very unpleasant and not easy to sleep in - a fan (ideally conditioning) would have helped. Breakfast was efficient, simple but filling. Room was clean, tidy and well maintained, shower flow was poor but warm.

Pros: 1. Proximity to King's Cross station; just 3-4 minutes walk 2. Neat and tidy 3. TV though small worked and so does the remote. There was even a small refrigerator in the room. 4. Not exactly value for money; but its ok. Cons: 1. Too small a room. If you have claustrophobia, please refrain from booking here. A bed is all the rooms can accommodate. The space around the bed is not good for even to walk around. 2. Washroom: The shower cubicle inside the washroom can only accomodate a person standing in attention; was difficult to even soap up. 3. Staff: They badly need a lesson or two on customer service. Little warmth and very formal. Lady staff in the breakfast room (in the basement) were worst of the lot. 4. Breakfast is included in the price. But trust me, it was one of the worst I've had. They only offer continental and it was quite sick. We only ate for 1 day and ate from outside on the other days. 5. I got a room which looks to the backside of the hotel. There were some houses and saw some suspicious looking guys standing there peering at the hotel windows. The room window is the typical English window which can be raised up and pulled down( hope you understand) and not safe at all. We went there in the peak of the summer and since there is no airconditioner in the rooms, we had a hell of a time. At night, for fear of somebody sneaking in through the window we didnt keep it open at night and it was difficult to sleep. Daytime or evenings we cant keep windows open because the guys in the houses outside can see everything in the room

Well, if you want to go to London for your honeymoon or wedding anniversary then avoid this place, but if you want a cheap, well located place with a clean bed and clean bathroom you cant go wrong. Yes the curtains were shabby, yes the walls could have done with a lick of paint, but most important of all this was a cheap clean hotel which meant we could spend our hard earned money on seeing London. It cost us £57 for a double room which would be good value anywhere, but for central london only 4-5 minute walk from Kings Cross it was outstanding. Improvements could me made, but if you want a more luxurious stay then pay more, but if you want a cheap clean hotel pick this one!

Close to Kings Cross for buses; trains; underground and the Arriva is so easy to find. The Arriva is a clean, very basic hotel with polite and helpful staff. Basic contintntal breakfast, the rooms are small but not to small! Good value for what we paid, I would stay there again.

Entirely satisfactory, but since the purpose for staying was to catch a 6.15am train from Kings Cros, a non breakfast included option would have been preferable.

Excellent location for Eurostar. Very clean hotel with friendly staff. One complaint was that we were in the basement and it was very warm. We hope to stay here again soon.

It's quite cheap and I could not expect 4 star treatment. the room was quite cold and no hot water for a shower was provided on the second day of my stay. I contacted the reception several times and to cut a long story short, the issue was not solved and I was promised compensation at the checkout. Obviously I did not get any compensation. The furniture was poor, the toilet door was broken and the kettle in the room mouldy (no coffee!) The braekfast was good.

Very convenient for Kings Cross, St Pancras. Cheap by London standards. Rooms rather small. Could benefit from refurbishment. Beds were comfortable and clean. Staff were polite and helpful.

For the price of the Arriva (including discount) this hotel was a good choice. Clean and small room with toilet and shower. Only down side is the pipes in our room made it quite warm indeed. The staff were very nice and helpful.

The only thing that bothered me was the fact that the hotel asked for your nationality. Why? The hotel is just what you would expect for the price. Nice and clean,(well clean enough), small rooms. If you are coming to see England, not your hotel room, it's great. Its a bed and a bathroom nothing more, nothing less. Great location, about 7 min. walking through a shady neighbourhood to the very central underground train and a central international train station. We took the train to Paris at 5 am and it was nice and easy
