This b+b was very poor for a 3star. We stayed for 2 nights and the beds were not re-made, or rooms tidied. There was no fresh tea and coffee in rooms for the second day. For a family room it was tiny and the en suite bathroom was also very small. There was wallpaper hanging from the ceiling. The breakfast was very poor, the cheapest of ingredients. I would not recommend this guest house to anyone and would not stay again

The room was basic, with very little room to be able to move around the bed. The ensuite was tiny, and the shower was virtually on top of the toilet. Breakfast was very nice. The host's struggle with English was a concern. Facilities very clean

More like a 1 star B&B - rooms were so small that you could not open the wardrobe doors fully, en-suite extremely small - shower door opened onto the sink so could not open fully! Not the cleanest of bedrooms, headboard stained - the bed was extremely uncomfortable (very lumpy), carpet didn't look like it had been hoovered for some time. We stayed for 2 nights, beds were not made, no clean towels, bins not emptied etc! I was put off my breakfast by the lady who served it (and may have cooked it) - her jumper was filthy, food spilt down it - she also had the same jumper on again the following morning! Window in bedroom was drafty - during the night it was windy so kept us awake as it rattled! The guest house was meant to be 1.5 miles to the town centre - felt alot further away. As you can guess from this review I will not be staying here again or recommend to anyone else

Very clean, comfortable and friendly place. Breakfast was excellent. Very well located to Edinburgh, bus stop almost outside accomodation 300yds up the street. Excellent bus servive to and from the city very regular and prompt. However the room was not made up on a daily basis - not in the three days of our stay - bin not emptied, towels not changed etc. would stay again

Although the B and B was on a convenient bus route to the centre, this did not compensate for the poor accommodation. The landlady did not appear familiar with the area and eating places nearby, she even advocated a take-away. There also appeared to be a general lack of understanding of the English language. The room (No. 5) was over-furnished with a double and a single bed, making access to the bathroom via a folding door difficult and cumbersome. The bathroom was very cramped. Overall, the room was shabby and unwelcoming. The TV did not work properly and the hairdryer burnt out when it was plugged in. When a replacement was requested, I was told there wasn't one until I insisted because my hair was wet. A replacement was provided from a neighbouring, unoccupied room. Breakfast had to be pre-ordered and was unappetising. Tomatoes provided were the tinned variety. Milk was not provided at the tables - it was in a supermarket container on a sideboard. This meant tea could be poured at the table, but guests had to get up to add milk. The most dissatisfying aspect was that the room was not cleaned during our stay. The landlady said that the 'please clean room' notice had to be hung on the door, otherwise no entry would be made to the room. This policy was not indicated anywhere. After a pleasant day sightseeing, it was unwelcoming to return to no tidy bed, nor clean towels, nor clean crockery and teabags/milk. Upon request the latter were provided, but the cup was severely cracked and should have been binned. No receipt was provided for payment and we will definitely not recommend this accommodation

I stayed in a small single room at Hermitage Guesthouse with ensuite facilities. The room was very small, but yet still cosy, clean and comfortable. The Chinese staff were friendly, helpful and courteous, though sometimes the language barrier was a bit cumbersome. Breakfast was very good. There are no wireless internet facilities and this was a problem at times. The guest house is pretty far from the city centre, but there is a very reliable, frequent bus service and a bus-stop just outside the guest house. There is also a beautiful large public park opposite the guest house for taking walks and jogging

Area around hotel was nice but quite far from the main Centre of Edinburgh. Area also gets quite dangerous towards the evening. There were occasions when I was hassled by drunks and chavs next to the hotel. Rooms were cosy and clean. Breakfast was an English breakfast not a Scottish breakfast

My family and my friend's family have stayed for 2 nights in this hotel. My reviews: 1. Dust bins were not removed/room not cleaned for the second day. 2. Bath towels were not replaces unless asked. 3. Toilet door was not working (in one room) 4. Main door was not locking in one of the rooms.... Did not expect this kind of service for a room with £50 a night stay.
